Eligibility Policy
Purpose: Ensure fairness, safety, and alignment with the company’s housing goals.
Rent Payment Policy
Purpose: Maintain financial sustainability while offering flexibility.
• Rent due on the 1st of each month; 5-day grace period.
• Late fee: $25 after grace period.
• Digital payment preferred; money orders accepted.
Occupancy Policy
Purpose: Ensure safe and peaceful shared living spaces.
• Occupancy limits based on unit size and city code.
• No Guests allowed and No pets allowed!
• Unauthorized occupants may result in notice or removal.
Code of Conduct
Purpose: Protect peace, safety, and dignity of all residents.
• No discrimination, harassment, or threats tolerated.
• Quiet hours: 10 PM – 7 AM.
• Drug-free, alcohol and weapon-free premises. (Subject to random drug screening)
• All residents must respect shared spaces and community guidelines.
Maintenance Request Procedure
Purpose: Ensure timely and respectful care of all units.
• Submit requests via portal, phone, or form.
• Emergency maintenance (water leak, heat loss, etc.): 24/7 response.
• Routine repairs: Responded to within 48 hours.
Conflict Resolution Policy
Purpose: Foster peace and support conflict-free living.
• Tenants are encouraged to resolve minor issues respectfully.
• Mediation or counseling services available through property manager or third party if needed.
• Repeat disturbances may result in written warnings or mediation meetings.
Move-In/Move-Out Procedure
Purpose: Ensure smooth transitions and accountability.
• Move-in inspection checklist required within 72 hours of occupancy.
• Move-out requires 30-day notice (written).
• Security deposit returned within 30 days (minus damages beyond wear & tear).
